The Warwick Office is constructed using 1 1/2" x 3" (38mm x 75mm) selected framing. The framework is built and clad with 16mm x 125mm tanalised shiplap cladding on the exterior, providing you with a 25 year rot resistant finish. A bitumen paper lining provides the moisture barrier - and is fitted on the framework before the shiplap is put on.
The interior is lined with 12mm brush grooved plywood, to provide an expensive and attractive finish, with the cavity filled with 50mm of polystyrene insulation. Skirting and appropriate mouldings are also fitted to provide a proffesional finish.
The floor has a 12mm plywood finish, and sits onto 1 1/2" x 3" (38mm x 75mm) tanalised floor joists with 75mm foil backed polystyrene insulation underneath the plywood. A second level of tanalised bearers lift the floor away from the concrete base to provide the necessary air flow beneath the building.
The roof construction is specially designed to provide maximum head room, with a clear span between each gable end wall. The inside of the roof is lined with 9mm plywood, and the outside of the roof has 12mm sterling board. 50mm polystyrene insulation fills the cavity.
Felt tiles are fitted to the roof on top of an underlay felt to provide both a long lifespan and an attractive finish. The felt tiles are available in either Red/Brown (Clay effect) or Slate Grey.
Guttering is supplied and fitted as standard to the front & back. Please note that the roof overhangs the walls of the buildings by 6" (150mm) at the gable ends, and 1' (300mm) to the front and the back - this is in addition to the size of the building.
The traditional windows are double glazed and are 915mm wide x 1050mm high (3' wide x 3' 51/4" high) and feature a double casement style of opening with security locks. The door is a double glazed door and is 2'6" wide x 6'2" high (762mm wide x 1880mm high) and is fitted a 5 lever mortice lock.
The contemporary office has French double doors, and matching sidelights. The standard window is a 600mm x 1050mm casement window, with chrome fittings.

The standard doors & windows are stained in a golden brown cuprinol, however we can offer County Cream (Cuprinol Shades) doors & windows as an optional extra.
Electrics: The lights, sockets, and wiring are all in place ready to be connected by a qualified electrician. Standard offices are complete with a consumer unit (with breakers), a light switch, 3 lights (with bulbs & transformers), and 3 sockets, although more can be purchased to suit your requirements. Please note that all sockets and lights will need a qualified electricain to connect the wiring at both the consumer unit end, and the socket / light end to comply with the current regulations. In addition to this your electrician will also need to connect the electric feed from the external power source to your office. (please refer to the electrical fittings page on this website)
All panels are in modular format and are 1200mm wide x 2134mm high
The eaves height of the building is 2210mm high (7'3" high) including the floor, and the ridge height is 2975mm high (9'9" high). The total height of the flat roof version is 2.4m high. Please note that we can offer a pitched roof version that is 2.5m to the ridge should this be required.
